bulova corporate center - jackson heights, queens

the bulova corporation, a subsidiary of the loews corporation, hired s&z to sell its former 500,000 square foot manufacturing and office plant located near laguardia airport at the intersection of the grand central parkway and the brooklyn-queens expressway. s&z identified the property as appropriate for conversion to a suburban-style office building and arranged a sale to the blumenfeld development group, a highly regarded long island developer with extensive office re-development experience. as the newly-appointed exclusive leasing agent, s&z then brought in anchor tenant british airways for 275,000 square feet, as well as new york life insurance. this marked the first conversion of an industrial property into a class a office building in queens county.


bay terrace shopping center - bayside, queens

cord meyer development llc, one of the oldest and largest property owners in queens (the company that assembled and gave “forest hills” its name) is the original developer and current owner of the largest open air shopping center in queens — the bay terrace shopping center. this 300,000 square foot center with 1,500-car parking is occupied by walbaums, loews theaters, barnes & noble, the gap, ann taylor loft, victoria&’s secret, applebee’s, outback steakhouse and many others. as part of a 26,000 square foot expansion to the center, s&z was hired as the exclusive leasing agent and completed the assignment within a year, bringing the center to 100% occupancy. new tenants included the men’s wearhouse, bombay company, kinko’s, chico’s, camelot, the children’s place, quiznos sub, duane reade and stride-rite shoes.


former swingline stapler buildings – long island city, queens

fortune brands (a fortune 50 company) engaged s&z to effectuate a quick sale of the two buildings straddling queens boulevard along the #7 subway line that comprised its former swingline stapler factories in long island city. building #1, a 3-story, 285,000 square feet loft building, and building #2, a 2-story, 140,000 square feet warehouse building, were quickly placed into contract with one purchaser — stellar management — meeting the seller’s timeline requirement. s&z was appointed exclusive leasing agent for the new owner, and building #1 is now a fully tenanted commercial center including a rooftop health club with 7 indoor tennis courts — the first of its kind to be built in the boroughs of nyc. the contract for building #2 was assigned to the museum of modern art (moma), a longtime s&z client, which uses the facility for temporary exhibits and art storage, and had an immediate need to locate a facility within close subway proximity to midtown manhattan. this second transaction allowed for a reduced ingoing price on building #1, improving the developer’s return on investment.


dekalb plaza - bedford-stuyvesant, brooklyn

sholom & zuckerbrot realty arranged the sale of a 175,000 square foot industrial building on over 5 acres at 585 dekalb avenue, a former ibm manufacturing plant. s&z correctly anticipated that the explosive residential growth taking place in the surrounding communities (williamsburg, fort greene and downtown brooklyn) would spill over into bedford-stuyvesant, and identified the property as ripe for retail and office conversion. as the exclusive leasing agent for the developer, s&z was successful in finding two first-rate tenants. a 65,000 square foot section was converted to offices and leased to the u.s. department of labor for a u.s. job corps vocational school, and the remaining 110,000 square feet was leased to the home depot, and is now a top performing unit in the chain.


125 michael drive - syosset, ny (nassau county)

s&z identified this property, a 35,000 square foot warehouse for a compact disc distributor, as a candidate for industrial-to-office conversion based on its prime location and over-sized plot. after arranging a sale of the property, the developer hired s&z as the leasing and managing agent. the facility was converted to a modern office building and is now the long island showrooms for stark carpeting and duralee fabrics, and houses the culinary academy of long island along with several other companies.


former alexander’s warehouse - hunts point, bronx

on behalf of the feil organization, one of the region’s largest landlords, s&z was hired to lease this 400,000 square foot former alexander’s warehouse at 331 tiffany street — one of the largest one-story buildings in new york city. after evaluating the marketplace, s&z targeted government uses, and within a year was able to conclude a long-term lease with the metropolitan transit authority (mta), which now uses the building to service and maintain subway cars.
